Discount brokers are not trying to sell your house. FALSE We either charge 3% when one of our agents is working with a buyer and they want to buy your house, or 0% in almost all other cases. For example, when an individual drives by and wants to see your home, and they call us wishing to see your home, we hook the two of you up. As long as they are not working with a Realtor, there is no selling fee or commission if they buy your house. Ask how much other realtors will charge you. The answer will most likely be 2% or 3%, but it will be more than the 0% we charge in most cases. If they are working with a Realtor, they should not be going through houses without their Realtor. Ask the agent trying to list your home, if they "List" your home, what fee they charge if someone calls their office to see your home, be it from the yard sign or the MLS. They will probable say they will charge you 2% or 3% or something like that. We put your phone # on the yard sign, so when an individual drives by and wants to see your home, they can call you or they can call us to set up a showing. As you may know, most of the homes that are LISTED by agent "A", are sold by an agent "B". Another agent other than the one who "listed" the home.
I don't understand how realtors come up with their commission? The first part is the fee that you the seller pays to the Real Estate Company who "Lists" your home for sale. Different companies charge different fees. Home listing Service, LLC charges a flat fee of $595 for our basic package. Ask the other agents you talk to what they charge for "Listing" your home. It is totally up to the policies of the individual Real-estate Company. Many charge 2%, 3%, 4% of the selling price of your home, or a higher amount. The second part of the fee, which you the seller pay out of your sale proceeds, is paid to the Real-Estate company that is the procuring cause of finding you a buyer for your house. This also varies from company to company. You the seller, and the Company you "List" your house with, agree in the "listing contract", what will be the fee for "Listing" the house and what will be the fee for the company bringing you the buyer for your house. When you sign a listing contract with Home Listing Service, LLC, you agree to pay the selling Realtor a 3 % selling commission and to us, the "Listing Company," you pay a small flat fee of $595, in most cases. Our basic package only covers the listing of your property and the other services we explain in the "basic package". Most other Realtors who are trying to get you to list your house with them are probably not going to bring you a buyer for the fee they are charging you to "list" your property with them. Most Realtors will expect you to agree in the listing contract, to pay the Real-estate company that sells your house an additional specific selling commission fee.
